This position is accountable for managing the Architectural Due Diligence and Design process associated with all Bridgestone Retail Operations LLC formats for new, remodeled or expanded stores, and miscellaneous projects, from their inception to construction completion The position is responsible for conducting technical negotiations and/or coordinating the activities of various internal business partners including the Marketing, Store Operations and Real Estate Teams, outside developers, architects and engineers culminating in the creation of construction, bidding and contract documents, building permit approvals and efficient document management.
This position is accountable for implementing in the field, the new and remodeling store plans and for directing/coordinating all functions at the field level assuring all projects are completed on time and within budget. This position is also responsible for and directly or indirectly impacts approximately 15 million dollars of Bridgestone Retail Operations LLC corporate assets through risk management, proper administrative practices (including insurance filing, obtaining lien waivers and contracts) and sales protection/customer service.
This position is responsible for implementing, in the field, the new and remodeling store plans and for directing/coordinating all functions at the field level assuring all projects are completed on time and within budget
Assist in establishing project schedules. Manage the conceptual design, due diligence, document development, jurisdictional approval processes to maintain schedule integrity.
Continuously value engineering and monitor designs, construction activities, quality etc. for conformity to project criteria and approved budgets.
Manage the flow of information between BSRO internal departments and various outside agencies, venders, architects, engineers, developers, landlords, etc. associated with a project.
Ensure timely and accurate review of documents throughout the planning process for completeness, alignment with approved criteria, cost effectiveness and coordination among various design groups associated with each project.
Review and assist in the design and/or construction activities initiated by third parties (i.e. Developers, Co-Tenants, Sellers, Landlords, etc.) relative to sitework, utility installations, exterior elevation and entrance designs etc. that may affect an existing or proposed Bridgestone Retail Operations LCL facility. Negotiate for conformance to current minimum site standards, creative design criteria, business or operations criteria etc.
Represent BSRO at building and/or zoning department meetings, hearings etc. for the introduction or promotion of projects during any local approval process.
Coordinate activities related to jurisdictional code investigations, development of local approval documents, construction drawings and specifications, contractor and vendor bid packages including document management.
Organize and/or participate in internal criteria development meetings.
Select, train and retain outside consultants and contractors capable of providing design and/or design build services across all Bridgestone Retail Operations LLC formats.
Coordinate and conduct asset evaluation survey and construction document turnover meetings with Space Planers and/or Project Managers to ensure the smooth communication of information they may need to complete design and construction activities. .
Assist in the negotiation of construction issues for the Real Estate Department and establish the terms, milestone schedules, criteria etc. incorporated as exhibits to various types of Agreements that include Milestone Schedules, Established Criteria, Definition of Work Responsibility, Detailed Scope of Work etc. as may be required for each Agreement.
Participate in the bidding process through contract execution for architects/engineers, pre-bid structural steel, pre-bid vertical transportation, testing and inspection services, construction, fire and burglar alarms etc.
Develop and maintain a typical design detail library, specifications, and prototypical drawings to the greatest extent possible. .
Negotiate and/or competitively bid contracts for architect and consultant services.
This position is accountable for and directly or indirectly impacts the opening of all Bridgestone Retail Operations LLC stores and provides assistance to the Construction Team during document development, field personnel during construction and to the Real Estate Department during Lease or Purchase negotiation efforts where construction is an aspect of the Agreement. The position impacts approximately 50 million dollars of Bridgestone Retail Operations LLC corporate assets.
Bachelor’s degree in architectural or engineering and/or equivalent work related experience/training.
Five years experience in the development, design, planning and management of multiple construction projects.
General knowledge on all construction disciplines; civil, structural, architectural, electrical and mechanical engineering.
Must be efficient, innovative and able to work independently on multiple projects.
General systems knowledge (Scheduling (MS Project), Excel, Work).
High performance team member.
